Can i have a side return extension in birmingham?
Hi,
We live in a typical 1910 terrace with attached neighbours both sides. We ideally would like a single storey side return kitchen extension along the length of the existing building to enclose the side return. It doesn’t really affect one neighbour, but the other side would have a 6ft fence replaced with a wall, sloping roof lights above. Looking on the internet, I found BCC advice from 2006 is no, as terraced houses already break the 45 degree rule. This doesn’t seem to be the case in other parts of the country so was wondering if things had changed. What if the neighbours agreed even if the council didn’t in principle? Thanks so much for any replies!

Unfortunately local authorities make decisions on a case by case basis, in this situation I would recommend a pre planning application is made to your local planning department. This is the most cost effective way to find out if your project is viable

I live in Portsmouth and have done several side extentions. Always with a flat roof. There was quite a bit of negotiating involved. The case generally seemed to be that if we had agreement with the neighbours, planning were fine with it. For extentions and loft conversions you always have to do a pre-planning application even if you know it to be within permitted development.

Hi I will need you to ask neighbours , Sign agreement of accepting you to do extending on your property
And you have to go with the application which is a bit difficult
you will need to pay for the application
Will take more time and you will be approved
