We are not vat registered and work from a home office, so can offer a competitive price compared to larger companies who will also have more overheads to deal with. Once a fee is agreed & you are happy with the service we can provide, we shall visit you at a time to suit yourselves, offer friendly advise regarding your ideas and measure the existing building. We will then go away and draft up preliminary plans for you to approve or comment upon. After this process, we can then finalise the plans in readiness for submission to the Local Authority. At this stage we will ask for the fees (including Planning and Building Regulation fees) so we can deal with submitting on your behalf. 2 copies of plans will be sent to you for builders to quote to. If you have already a builder in mind, we can send a further set of plans to them at no extra cost. We will copy you in on any emails between ourselves and the Local Authority so you know what is happening every step of the way. When the process is finished, and the plans have had Planning granted and Building Regs passed, further sets of approved plans will be sent to you. If you or your builder require any advice during building works, we can also provide this at no additional cost. We can do most aspects of the Planning and Building Regs processes; however, we do not do the following (if required), but can obtain quotes for; Structural Calculations, Flood risk assessments, Sequential tests, SAP calculations, air tests, percolation tests and sustainability. These are not required for most developments, but we can advise on any any additional costs and what they may be.
